The City of Grand Junction is hosting workshop events for community members to attend and learn more about the process of building an Accessory Dwelling Unit (ADU). The first workshop will be held on March 13, 2024, beginning at 5:30 p.m. in the Fire Station 1 Administration training room at 620 Ute Ave.
ADUs are “smaller independent living spaces on the same lot as a single-family home and can be attached to the home itself or be separate structures on the property”. The two-hour ADU workshops are structured to review a “tool kit” produced by Housing Division staff which covers information about design, permitting, and construction of an ADU. Quarterly workshop dates are available on a first come first served basis. All workshops are free but participants must register online.
In 2018, the city first took action to reduce the zoning and development code regulations on ADUs in order to increase their number and provide additional housing options in a tight market. An outcome from the 2021 Comprehensive Plan was the creation of 13 housing strategies that “develop a targeted housing strategy to facilitate and incentives to create affordable housing units for low-income community members and attain housing for the city’s workforce.” The fourth housing strategy encourages the development of ADUs within city limits and provides a framework for the evolution, construction, regulations, benefits, barriers, and opportunities for building an ADU.
